Roof Painting in Sydney
We clean and recoat tile and Colorbond roofs across Sydney, and paint the gutters and fascia on the same job.
A Clean and Recoat for Faded, Mossy Sydney Roofs
Most roofs that need painting aren't leaking. They've gone faded and chalky, moss has taken hold on the shaded side, and the coating has worn back to bare tile or metal in places. A good clean and recoat puts the surface protection back and brings the colour up again.
In Sydney the sun does most of the damage. UV breaks the colour coat down until it chalks, usually first on the north and west faces. Moss and lichen grow on the south side, which stays damp the longest.
Roof painting suits a roof that is sound underneath and tired on top. Paint won't stop a leak or hold a cracked tile together, so the first thing we look at on any roof is which of the two you've got.
How a Roof Is Painted, Step by Step
The order matters. Whether the coating holds or peels is mostly decided before any colour goes on.
First the roof is cleaned, usually with a high-pressure wash, to strip moss, lichen, dirt and the loose weathered surface. Lichen and mould are treated so they don't grow back through the new coat. On a metal roof, surface rust around screws, laps and edges is taken back and treated.
A clean, dry roof is then checked for cracked tiles, crumbling ridge mortar and rusted sheet edges. Next comes a sealer or primer to suit the surface, then the top coats, in dry weather with the recoat time left between them.
Tile, Terracotta and Colorbond Roofs
Yes, a Colorbond roof can be repainted. Once it's washed down and sound, it takes a primer and a topcoat made for metal roofs. It's due when the finish wipes off chalky on your hand, the colour has gone patchy, or rust spots show at the fixings.
Concrete tile repaints well too. Its colour is a surface coat, and once that wears away the cement holds water and grows moss. A clean, a seal and fresh top coats put that protection back.
Unglazed terracotta can be sealed and coated, but glazed terracotta is usually best cleaned and left alone. On an older house, a fibro roof needs an asbestos check before anyone goes near it with a pressure cleaner.
Roof, Gutters and Fascia in One Visit
Once the roof is done, the gutters and fascia are next, then anything at ground level. It makes sense to do them on the same job. The cleaning water runs into the gutters anyway, and you deal with one business and one schedule.
John C. had already had us paint inside his house. For the outside he wanted the roof cleaned and painted, the pergola roof cleaned, the fascia and gutters painted and the driveway recoated. In his words: "I didn't expect one provider to do it all, so after checking some quotes, David comes along and says they can do the lot."
It took four days, working from the top down, so nothing finished got splashed.

Repaint or Restore: Is Painting Your Roof Worth It?
Painting is worth it when the roof is sound and only the surface is tired. Think faded and chalky, with moss on it or bare tile or metal showing through. It isn't worth it when the roof underneath has failed. Cracked or slipped tiles, ridge caps that need re-bedding or re-pointing, rust holes in the sheets and ceiling leaks are jobs for a roofer, and they need sorting before any coating goes on.

Frequently Asked Questions (FAQs)
How much does it cost to paint a roof in Sydney?
The Quote Yard's NSW rates (Feb 2026) put tile roof painting at about $20 to $40 a square metre, and Colorbond at $15 to $35. Your price depends on the roof's size, pitch, access and condition, plus any repairs, so we look at it first and send a free itemised quote.
How long does a roof coating last?
There's no single answer, because it varies with the roof, the coating, the prep under it and how much sun the roof faces. Watch for the signs instead: a surface that wipes off chalky on your hand, bare tile or metal showing through, or moss coming straight back after a clean.
How long does it take to paint a roof?
A roof clean and recoat takes a few days on site, and the weather decides more of that than the size. The roof has to dry out after cleaning, each coat needs its recoat time, and rain or a heavy dew stops work for the day.
Can a terracotta roof be painted?
Unglazed terracotta can be painted. It is cleaned, treated, sealed with a coat suited to fired clay, then top coated. Glazed terracotta is different: the glaze is the finish, coatings bond poorly to it, and it's usually best cleaned and left unpainted.
Can I just have my roof cleaned?
Yes, if the coating is still sound and the roof is only dirty or mossy, a clean and a moss and lichen treatment may be all it needs. Glazed terracotta is usually best cleaned and left that way. We'll tell you which your roof needs when we look at it.
Does my roof need repairs before it's painted?
It does if anything underneath has failed. Cracked tiles, loose ridge caps that need re-bedding or re-pointing, and rusted-through sheets are roofer work, and they have to be sorted before any coating goes on. Paint over them comes off with the next repair.
Can I change the colour of my roof?
Yes, the colour can change when the roof is repainted. Lighter colours keep the roof space cooler in a Sydney summer. Pick the roof, gutters and fascia as one scheme, and check council or strata rules before a big change.
